These guidelines outline how homes and lots may be used, standards for exterior changes, and each homeowner’s responsibilities for maintenance and care. By following the CC&Rs, residents help ensure a safe, well‑maintained, and harmonious community for everyone.

CATEGORY "A" RULES
Holiday Decorations & Lighting
- No Architectural Committee approval required.
- Install no earlier than 30 days before holiday.
- Remove within 20 days after holiday.
- Lights must be off by 11:00 PM.
Parcel Maintenance
- Yards and landscaping must be neat and maintained.
- Visible damage must be promptly repaired.
- Driveways must be dust-free and suitable for passenger vehicles.
- Firewise requirement: grass and weeds no taller than 6 inches.
Lawn & Roof Ornaments
- Decorative items over 36” tall visible from neighboring properties require approval.
Fencing & Privacy Screening
- Architectural Committee approval required.
- Must comply with County permitting.
- Max height: 60”.
- Privacy screening:
- Not on roadway-adjacent fencing.
- Limited to three perimeter lengths.
- No 100% perimeter coverage.
- Approved colors: medium-dark brown and gray.
CATEGORY "B" RULES
Glass & Glass Treatments
- Non-reflective metallic film requires approval.
- No reflective glass, foil, or aluminum foil.
- Only drapes, blinds, or shutters permitted.
Exterior Lights
- Must comply with Yavapai County Light Pollution Control Ordinance.
- All fixtures require Architectural Committee approval.
- No glare or obtrusive lighting visible to neighbors.
Solar Energy & Air Conditioners
- Written approval required.
- Must blend architecturally with residence.
- Free-standing solar arrays must be screened.
- Solar systems must follow roof slope or be flush-mounted.
- Auxiliary equipment must be screened.
- Rules cannot effectively prohibit solar use.
Flagpoles
- Approval required.
- Maximum height: no higher than rooftop.
- Must be within building envelope.
- Minimum 15’ from front property line.
- Matte earth-tone finish with max 15 light reflective value.
Outside Storage
- Only owner-registered recreational vehicles allowed.
- Maximum total trailers: 6
- Up to 2 RVs
- Up to 4 utility/horse/boat/other trailers
- Other personal property must be fully screened.
- Screening must attach to home or garage.
- Architectural approval required for screening.
Garbage Pick-Up
- Must be stored in covered containers.
- Not visible except on pickup days.
- May not be placed out before noon the day before pickup.
- Must be removed by midnight of pickup day.
- Garbage must be bagged.
Obtrusive Materials
- Tools, equipment, and materials must be screened from view.
- Ham radio towers must be retractable when not in use.
Nuisances
- No rubbish accumulation.
- No loud vehicle operation.
- No exterior sound devices (except security).
- Quiet hours: 10 PM – 7 AM.
Rental of Home
- Minimum lease term: 6 months.
- Tenant must agree in writing to comply with HOA rules.
- HOA may pursue legal action for violations.
Wildlife Feeding
- No ground feeding of wildlife.
- No quail blocks or similar items.
- Bird feeders allowed if properly contained.
- No wildlife water tanks.
CATEGORY "C" RULES
Repair of Buildings & Painting
- Buildings must be maintained and painted.
- Written approval required for repainting or staining.
- No color changes without approval.
- Earth/neutral tones preferred.
- Outbuildings must match dwelling color.
Machinery & Equipment
- Only typical residential equipment allowed.
- Must be acoustically screened to avoid unreasonable noise.
Auto Maintenance
- Repairs only inside enclosed garage.
- No inoperative vehicles left outside.
- Vehicles must have current registration.
- Only one business-advertised vehicle visible per parcel.
Alterations of Drainages
- No drainage changes without Architectural Committee approval.
Garage Sales
- Maximum two per year.
- 8:00 AM – 4:00 PM.
- No more than two consecutive days.
- Must follow signage and parking rules.
Single-Family Residential Use & Permitted Structures
- Parcels are for residential use only.
- Only site-built dwelling units and related outbuildings allowed.
- No rental of guesthouses or outbuildings that are separate from the Dwelling Unit.
Compliance with Law
- No immoral, improper, or unlawful use of any Parcel.
- Must comply with all applicable federal, state, and local laws and ordinances.
Alteration of Parcel or Residence
- Architectural approval required before construction or alteration.
- No topographic alterations without approval.
- No reflective roofing materials.
- No color changes without approval.
Outbuildings
- Includes storage sheds, barns, garages, and greenhouses.

- No rooftop HVAC units.
- Minimum 25’ setback from property lines.
- Must not interfere with drainage.
- Propane tanks must be buried underground.
Metal Outbuilding Policy & Design Standards
- All metal buildings and accessory structures must adhere to the design standards laid out on Page 8 of the Rules & Regulations document

- Non-compliance may result in fines, corrective action, or removal.
ATV/UTV Use
- All users must comply with Arizona Revised Statutes Title 28.
- No underage operators.
- No unsafe or damaging operation on HOA roads.
MONETARY PENALTY POLICIES
- Category A violations: $10/day
- Category B violations: $25/day
- Category C violations: $50/day
- Repeat violation within 365 days: penalty doubles per day.
SANCTIONS AND REMEDIES
Available Remedies
- The Association may take legal action (damages, injunction, lien foreclosure).
- Owners may not withhold assessments.
Sanctions Include
- Daily monetary penalties.
- 18% annual interest on delinquent penalties.
- Late fee: $15 or 10%, whichever is higher.
- 24-hour notice entry for exterior violations.
- Lien foreclosure.
Hearing Rights
- The Board must deliver written notice at least 10 days before imposing any monetary penalty.
- Owner may request hearing.
- Penalties delayed until hearing completed.
Recovery of Costs
- HOA entitled to recover attorneys’ fees and costs.
COMPLAINT & VIOLATION PROCESS
Complaints
- Must be written and signed (unless emailed).
- Must include violation description and observer’s name.
- Anonymous complaints not accepted.
Investigation & Letters
- Board or Agent investigates.
- Attempt informal resolution first.
- Formal violation letter issued if unresolved.
- Follow-up inspection required.
- Notice of Violation (NOV) issued if not corrected.
Monetary Penalties
- Continue accruing until violation cured.
- Follow-up inspection required to stop accrual.
Legal Action
- HOA entitled to recover attorneys’ fees and costs.
Enforcement & General
- Penalties enforceable under governing documents and Arizona law.
- Board may amend procedures as needed.
